Our Lettings Process and Fees
To make an application for one of our properties, you must:
Complete an application form (one for each applicant), pay the application fee and provide two forms of identification (driving licence/passport/utility bill) together with your latest payslip.
First tenant £150 plus vat
Second applicant £50 plus vat
Guarantor (if required) £50 plus vat
If the Landord, based on incorrect information received, rejects you or any of the prospective tenants, which then leaves the referencing agency unable to recommend your tenant, there will be no refund.
You are required to pay the holding deposit, which is equal to one month’s rent plus £100, prior to moving to the property, or if we have agreed to hold the property for longer than two weeks. If, for whatever reason, the Tenant thereafter withdraws from the agreement or the tenant fails the reference procedure, this deposit will be used to offset the Landlord’s reasonable costs incurred during the time in which the application is being processed, this shall be charged at the daily rate of the monthly rental.
If the application however, is successful, then the deposit will be used as the security deposit. If the Landlord withdraws from the agreement for whatever reason, a full refund will be given.
One month’s rent in advance (paid by bank transfer, cash, personal cheque or building society cheque). Please note that we must be in receipt of cleared funds prior to you taking possession of the property. Please allow five working days for your personal cheque to clear. Please make all cheques payable to “Fletcher and Company”.
Inventory fee : £75 plus vat
This is payable by you prior to commencement of the tenancy and includes a full photographic inventory and statement of the contents and condition of the property prior to your commencement of the tenancy. The inventory is also used at the end of the tenancy to ensure that your bond/deposit is released to you as soon as possible.
Payment of rent: thereafter will be made through bank standing order.
